1. Parties
Host: The View Sweden
On-site contact during stay: Sandra Christian
Guest: The person who completes the booking through Airbnb and is responsible for the stay (“the Guest”).
2. Booking and Payment
All bookings, payments, and refunds are handled exclusively through Airbnb.
Financial terms, cancellations, and refunds are governed by:
Airbnb’s Terms of Service
The cancellation policy selected in the listing
The View Sweden does not process payments outside of Airbnb.
3. Nature of These Terms
These terms constitute supplementary house rules and safety regulations for the stay.
In the event of any conflict between these terms and Airbnb’s Terms of Service, Airbnb’s terms prevail regarding payment, cancellation, and platform-related responsibilities.
4. Property Information
The property consists of two lake-view cabins located in Brandstorp, Sweden.
May 1 – September 15:
Two cabins available (2 separate bedrooms in separate cabins + living room with air mattress).
All other periods:
Only the larger cabin is available (1 bedroom + living room with air mattress).
Maximum occupancy:
4 persons in standard beds + 2 persons on air mattress.
The number of guests must not exceed the number stated in the booking.
5. Check-in and Check-out
Check-in: From 3:00 PM
Check-out: No later than 11:00 AM
Early or late check-in/out must be agreed upon in advance via Airbnb messaging.
Quiet hours apply between 11:00 PM and 9:00 AM out of respect for neighbors.
6. Cleaning and Condition at Departure
A cleaning fee is charged as stated in the Airbnb listing.
Bed linens and towels are included.
Before departure, the Guest is responsible for:
Washing used dishes
Sorting and disposing of waste according to instructions
Removing used bed linens
Leaving the property in normal and respectful condition
Additional cleaning costs may be charged via Airbnb if the property is left in significantly worse condition than reasonably expected.
7. House Rules
Smoking is strictly prohibited indoors and anywhere on the property.
Pets are allowed only if approved in the Airbnb booking.
Pets may not be left unattended in the cabin.
Parties or disruptive events are not permitted.
The Guest is responsible for all keys during the stay.
Serious violations may result in termination of the stay in accordance with Airbnb’s policies.
8. Safety
The cabins are equipped with:
Smoke detectors
Fire extinguisher
First aid kit
Grilling is only permitted in designated areas.
The Guest is responsible for following basic fire safety guidelines.
9. Damages and Liability
The property and its equipment must be used with reasonable care.
The Guest is responsible for damages caused by intentional misconduct or negligence.
Compensation for damages will be handled through Airbnb’s Resolution Center.
The Host is not responsible for loss of the Guest’s personal belongings.
The Host is not liable for personal injury or property damage resulting from the Guest’s own actions or failure to act.
Nothing in these terms limits liability where such limitation would be prohibited under mandatory Swedish law.
10. Gate Key
The Guest is responsible for the provided key.
In case of loss, the Guest is liable for the actual cost of restoring security, including replacement of lock cylinder and new keys.
11. Waste Sorting
The Guest must follow the provided waste sorting instructions.
Repeated or intentional misuse may result in additional charges handled via Airbnb.
12. Force Majeure
In the event of extraordinary circumstances beyond our reasonable control, such as natural disasters, major power outages, or government decisions, the stay may be affected.
Handling of such situations follows Airbnb’s policy for extenuating circumstances.
13. Minimum Age
Only individuals 18 years or older may book. Identification may be requested at check-in.
14. Personal Data
Personal data is processed via Airbnb and in accordance with applicable data protection legislation. Information is used solely for booking and administrative purposes.
15. Governing Law
Swedish law applies.
Disputes should primarily be resolved through mutual dialogue. If necessary, the matter shall be handled by Swedish courts.
