RENTAL AGREEMENT

1. Parties

This agreement is made between:
Lessor: The View Sweden
Property Manager: Sandra Christian (point of contact during the stay)
Guest: The person who makes the booking and is responsible for the stay (hereinafter referred to as “the Guest”).

2. Validity of the Agreement

By booking, paying for, or beginning a stay in one of our cabins, the Guest agrees to these rental terms and commits to following them. This applies regardless of whether the agreement is signed. For direct bookings, a signature may be requested, but the agreement is binding even without one.

3. Accommodation Information

The rental includes two lakeside cabins located in Brandstorp.

• May 1 – September 15: Both cabins are available (2 bedrooms in separate cabins + living room with air mattress).

• Rest of the year: Only the larger cabin is available (1 bedroom + living room with air mattress).

• Capacity: Maximum 4 people in beds + 2 on air mattresses.

• Minimum stay: 2 nights.
  
  

4. Booking and Payment

Via Airbnb: Booking and payment are handled through the platform, following their cancellation policy.
Private booking:

• The booking is confirmed only after full payment via Swish.

• Cancellation policy:

  • 14 days before arrival: Full refund

  • 7–13 days before arrival: 50% refund

  • Less than 7 days before arrival: No refund

• Late or missing payment may result in cancellation of the booking.
  
  

5. Check-in and Check-out

• Check-in: From 3:00 PM

• Check-out: By 11:00 AM

• Early or late check-in/check-out is only possible by prior agreement.

• Quiet hours: 11:00 PM – 9:00 AM, out of respect for neighbors.
  
  

6. Cleaning and Bedding

• Final cleaning is not included – a cleaning fee will be added as stated in booking information.

• Bed linens and towels are included.

• The Guest is responsible for:

  • Washing dishes

  • Disposing of trash according to guidelines (see Section 15)

  • Removing used sheets and placing them with towels on the floor

  • Leaving the cabin clean and tidy.
    
    

7. House Rules

• Smoking is strictly prohibited both inside and outside the cabins, out of respect for neighbors.

• Small pets are allowed only with prior approval and must be supervised at all times. Pets may not be left alone in the cabin.

• Loud parties, events, or disruptive behavior are not permitted.

• The number of guests must not exceed the stated maximum.

• The Guest is responsible for the key during the stay.

• Damages, lost items, or the need for extra cleaning may result in additional charges.
  
  

8. Safety

• The cabins are equipped with burglar alarms, smoke detectors, fire extinguishers, and a first aid kit.

• The Guest must follow fire safety regulations (e.g. grilling only in designated areas, no open flames).

• Emergency numbers and addresses are clearly posted in each cabin.
  
  

9. Damage and Liability

• Use of electricity, water, and equipment is at the Guest’s own risk.

• The Guest is liable for any damage caused due to negligence or rule violations.

• The Lessor has liability insurance, but Guests are encouraged to carry their own travel insurance.

• The Lessor is not responsible for personal injury, illness, accidents, or lost belongings.

• Lost or damaged items may result in charges, including administrative fees.
  
  

10. Force Majeure

In the event of unforeseen circumstances beyond our control (such as natural disasters, power outages, government decisions, illness, or war) that affect the availability of the cabin, we reserve the right to cancel or change the reservation. We always strive for a fair resolution, but cannot be held financially responsible.

11. Termination Due to Violations

In the case of serious breaches of rules, disturbances, or safety risks, the stay may be terminated immediately without refund. Emergency responses, repairs, or damages may be charged to the Guest.

12. Age Requirement and ID

Only persons aged 18 and older may make a booking. The Lessor reserves the right to request ID at check-in.

13. Taxes and Permits

The Lessor is responsible for all tax reporting and necessary permits. This does not affect the Guest financially but is mentioned here in the interest of transparency.

14. Gate Key

The key to the property’s entrance gate is collected upon check-in at The View Sweden, Häldetorp 4B, 566 93 Brandstorp.
If lost, the Guest may be charged for replacing the lock cylinder and up to 17 new keys. Please contact us immediately if the key is lost.

15. Waste Sorting

The Guest is required to follow the sorting instructions displayed on the waste bins. Only the appropriate waste may be disposed of in each container.
Incorrect sorting or littering may result in an additional fee.

16. Activities

Guests may borrow simple outdoor games and use the grill for a symbolic fee. More information is available inside the cabins.

17. Personal Data and GDPR

We process personal data in accordance with current data protection legislation. Your information is used solely for bookings, communication, and administration. Learn more in our privacy policy on our website.

18. Changes to Terms

We reserve the right to update or amend these terms. The version in effect at the time of booking is the one that is binding.

19. Applicable Law and Dispute Resolution

Swedish law applies. Disputes should first be resolved through mutual agreement. If no resolution is reached, the case will be handled by Jönköping District Court.
